Surrey based Curchod & Co Chartered Surveyors are delighted to announce the acquisition of Cetec House, Cleve Road in Leatherhead for £2.2m on behalf of a retained corporate client.
The site, which comprises approximately 1 acre of land and currently houses a 1960’s industrial/warehouse building totalling approx. 19,000 sq.ft., has the benefit of planning consent for a new industrial/warehouse premises.
Curchod & Co’s instructions were to identify suitable buildings for our client to relocate to. The chosen site needed to be as close to Leatherhead, Surrey as possible. Curchod & Co conducted a full market review, contacted existing occupiers and landlords and came up with a shortlist of suitable industrial/warehouse premises either to rent or purchase. The task proved somewhat challenging as suitable opportunities in Leatherhead itself were almost non-existent. This is a trend that is mirrored throughout the Surrey region, mainly due to the lack of new development that has taken place, coupled with a substantial increase in demand for storage and industrial space from all sectors of the economy, particularly those based in e-commerce.
Curchod & Co were not deterred by the lack of available stock. After an exhaustive 12 month search we managed to identify Cetec House on Cleve Road in Leatherhead and on behalf of our client negotiated a favourable purchase price.
The purchase, which involves our client buying the freehold, adapting the recently granted planning permission and then building a new ‘made to measure’ purpose built laboratory and office facility exchanged last December with completion set for Spring 2021.
