A private investor, advised by Curchod & Co’s Farnham office, has completed the letting of Beaumont House on Auchinleck Way, in Aldershot, Hampshire.
The landmark 14,830 sq ft Grade II* listed property has been let to Inclusion Education, a specialist provider of support for children with disabilities and special educational needs (SEND). The tenant secured a change of use to educational use prior to signing a fifteen-year full repairing and insuring lease at an annual rent of £203,912.
Commenting on the deal, Matthew Munday of Curchod & Co in Farnham, said: “Beaumont House attracted strong interest due to its unique architectural character, modern specification and excellent accessibility. We’re delighted to have secured a high-quality occupier on a long lease, underpinning the investment value for our client.”
Originally built in the 1850s as the Beaumont Riding School, the building is not only a piece of military heritage but also holds cinematic history, having featured in the 1968 film The Charge of the Light Brigade and the 1972 film Young Winston.
The property provides a mix of open-plan and cellular space over ground and mezzanine levels, with air conditioning to parts, a reception lobby, boardroom, kitchen, WC facilities, and gas central heating throughout.
Situated within a secure fenced site, Beaumont House also benefits from extensive on-site parking and is located just one mile from Aldershot town centre, with strong road links via the A331 to the M3, and rail connections to London Waterloo.
