A private client, advised by Curchod & Co, has sold Clarendon House, a three-storey freehold office building at 60/62 Downing Street, Farnham, for £1,790,000, reflecting a capital value of £222 per sq ft. The 8,051 sq ft town centre building has been acquired by a private developer with a view to converting the property to residential use through permitted development rights.

The existing tenant, Leightons Opticians, occupies the building under a 25-year FRI lease that expires at the end of April 2026, providing a short income ahead of vacant possession.
Alex Blown of Curchod & Co, who handled the sale, said: “Clarendon House presented a rare opportunity to acquire a prominent, freehold town centre building with a clear route to residential conversion. The level of interest we received from developers was strong, and the price achieved reflects just how few opportunities of this quality come to the market in Farnham.
The town’s fundamentals, particularly its residential values and its appeal to owner-occupiers, continue to attract serious developer interest.”
The building occupies a prominent position in Farnham town centre, and has fifteen parking spaces to the rear, including undercroft parking extending to approximately 1,270 sq ft.
The buyer was unrepresented.
