Basingstoke mixed-use investment sold in Church Street

A private property company, advised by Curchod & Co, has sold the mixed-use investment at Access House, Church Street, Basingstoke, Hampshire, to an undisclosed local investor/developer.

The 4,624 sq ft building comprises a ground-floor retail unit let to Naomi House, with vacant offices across the first, second and third floors. The buyer was unrepresented in the transaction.

Tom Clancy, Associate Partner at Curchod & Co, said: “The property’s location in the heart of the town centre, combined with the upper floors being vacant, made it attractive to a range of investors and developers looking to repurpose the upper floors to residential use, while retaining a strong tenant in the ground-floor retail unit.”

The vacant upper floors were a key factor in attracting interest from buyers, with the building’s town centre position seen as well suited to residential conversion. The ground-floor retail unit, let to Naomi House, provides the new owner with an established income stream while any redevelopment of the upper parts is considered.
