Curchod & Co, acting jointly with Baker Davidson Thomas, has sold a detached industrial and warehouse unit at Rutherford Road on the Daneshill Industrial Estate in Basingstoke, achieving a sale price in excess of the £1,375,000 guide price. A collaborative team effort from both Curchod & Co and BDT ensured that there was strong interest in the property, with the final price exceeding the guide after a competitive bidding process.

The 11,992 sq ft unit, which sits on a 0.6-acre secure site, was acquired by a national company for owner-occupation. The buyer has longstanding ties to Basingstoke, having first established a presence in the town as a family business in 1973.
The long leasehold interest was sold on the residue of a 125-year lease dating from 12 April 1990, with a passing ground rent of £20,000 per annum subject to five-yearly reviews based on 20% of the rack rent.
Tom Nurton of Curchod & Co said: “This sale enhances the fact that Basingstoke is a sought-after industrial location, as well as the demand for occupiers to buy detached industrial/warehouse units in Basingstoke, where these opportunities are currently limited.”
Keith Enters and Tom Nurton at Curchod & Co acted jointly with Baker Davidson Thomas (BDT) on the transaction, on behalf of the vendor.
