Winchester offices attract two new tenants as Exchange Square reaches near-capacity

A private investor, advised by Curchod & Co and Savills, has let two office suites at 2 Exchange Square, Jewry Street, Winchester, to an insurance company and an investment management firm, leaving just one suite remaining at the city centre scheme.

Mi Speciality, a speciality insurance company, took a lease on the 950 sq ft first-floor suite, and Odd Asset Management agreed terms on the larger 2,250 sq ft second-floor suite. The two deals bring Exchange Square close to full occupation and reflect sustained demand for well-specified, centrally located office space in Winchester.

Tom Clancy, associate partner at Curchod & Co, said: “Exchange Square has attracted a strong calibre of occupier, and these two lettings demonstrate the continued appetite for quality office space in Winchester city centre. The landlord has invested in the courtyard development, and that has clearly resonated with tenants looking for an environment that reflects well on their business.”

Exchange Square occupies a prominent position on Jewry Street, and one suite remains available at the building. The ground floor extends to 2,081 sq ft and has been refurbished to a Grade A specification, featuring an open-plan layout with private meeting room, kitchenette, air conditioning and secure intercom entry. The suite is fully DDA compliant and is considered suitable for a range of occupiers, including those in medical or financial services. Four allocated car parking spaces are available to the rear. The asking rent is £62,430 per annum [£30 per sq ft].

Curchod & Co and Savills acted as joint agents for the landlord on both lettings.
