Clipstone Investment Management, who received advice from Curchod& Co, has purchased the freehold investment of 4 Blackwater Park in Aldershot, Hampshire, a 67,072 sq ft industrial property on a site of 4.17 acres.
The distribution facility is located in the Blackwater Valley Industrial Park; Aldershot’s principal industrial estate, which is within half a mile of the A331 and provides rapid access to the M3 and the A3.
The property is let to Miramar Investments Limited (t/a Smurfit Kappa Beacon), on a lease that expires in 2024, at a rent of £698,854 per annum.
The property was sold by CBRE Investment Management, who offered the investment to the market, seeking offers in excess of £13,100,000.
Commenting on the transaction, Nick Reeve of Curchod & Co said: “Demand from both investors and occupiers for industrial and distribution property of this nature remains high. The size and strategic position of the property, with its superb access to the region’s major motorways and arterial routes, makes it a very appealing opportunity.”
