Our Team of Chartered Surveyors and Property Managers provide a bespoke and comprehensive property management service for commercial and residential properties.

We manage all types of property management with a bespoke service to ensure the best performance of your investment portfolio ensuring that you keep up with changing regulatory legislation the primary care of your tenants and maintenance of common areas.

Residential Blocks

Often managing your investment portfolio can be challenging, especially as assets can differ in size, condition and location. A strong understanding of market conditions is important to the management process and as such our Management and Commercial Teams work closely together to provide a complete investment management package. We act for a diverse range of freeholders and investors whether dealing with a single let, multiple let serviced buildings, larger estate portfolios, individual shops through to shopping centres, industrial units, boat yards, moorings and agricultural sites.

The services we undertake include:

  • Administration and day-to-day running.
  • Property inspections and the management and tendering of maintenance contracts.
  • The point of contact for liaising with all parties including residents, company directors and resident committees.
  • Appointing, instructing and monitoring contractors whether for regular works such as cleaning or ad-hoc repairs.
  • Providing financial controls including budgets, service charge collection and contractor payments.
  • Producing financial reports for directors and assisting auditors on end of year accounts.
  • Advising stakeholders on duties and requirements, plus support on updates to legislation and procedures.
  • Administer lease procedures including solicitor’s inquiries on transfer of ownership, licensed alteration consents and alleged breaches of covenant.

Company Secretary

Many Residential Estates are controlled by a property management company or resident association limited company. The articles of association may require a company secretary to be appointed. Curchod & Co retain the expertise to perform this role ensuring annual returns and registration are carried out and Annual General Meetings are properly scheduled, recorded and, where required, chaired.

Major Works

All properties come under stress and require significant maintenance, repair or refurbishment construction work during their life-cycle. Curchod & Co have the resources and expertise to provide the additional professional services required with managed property. In service charge developments, there will often be a requirement for pre-planning of works. Our Chartered Building Surveyors advise and program these works through to specifying, tendering, and fully monitoring contracts up to completion.

Risk Management

Legislation has required that commercial property owners have regular risk assessments undertaken on their buildings. This affects shops, offices and industrial units, as well as common parts of residential flats.

Curchod & Co’s Building Surveyors co-ordinate and carry out these specialist tests and investigations. We prepare and assist with the subsequent upkeep of the necessary Asbestos Registers, Fire Risk Assessments and Disability Discrimination Act audits and a multitude of other periodic test reports that are required to be held and periodically upheld.
