Office Acquisition – Horsham, West Sussex. Curchod & Co’s property advice helps client save thousands of pounds

Acting on behalf of Veryan Medical Limited Curchod & Co are delighted to announce the acquisition of 2 Grove House in Horsham.

2 Grove House comprises a 3 storey office building in Horsham town centre totalling approximately 2,500 sq.ft.

Curchod & Co’s extensive market knowledge ensured that our client received favourable lease terms including a tenant only break option, considerable savings including an extensive rent free period and a discounted rent.

Our building surveying team also identified an extensive list of building disrepair items.  Whilst these issues were all relatively minor, when combined they represented a considerable liability.  Had they not been identified through a full building survey prior to lease completion, our client would have found that they were responsible for the problems at considerable cost at lease end.

Curchod & Co’s expert knowledge achieved initial savings of circa £40,000 through rent reductions, rent free and refurbishment costs with an unquantified but significant saving achieved on future dilapidation liabilities.
