Convenience store investment acquired in Haywards Heath, West Sussex

A private investor, advised by Curchod & Co, has acquired the investment of 56a America Lane, Haywards Heath, in West Sussex.

The 8,296 sq ft property, a former public house now converted into a convenience store with two self-contained flats above, is fully let to Alliance Property Holdings Ltd, part of the Morrisons Group, on a ten-year full repairing and insuring lease expiring in September 2029. The lease generates an annual rent of £68,300.

Commenting on the deal, Alex Blown of Curchod & Co in Farnham said: “This was an attractive acquisition for our client, underpinned by secure income and with clear opportunities to add value over the next investment cycle.”

The property provides medium-term asset management potential, including the opportunity to regear the existing lease, separate the residential upper parts, and let them independently, enhancing overall value.

The mixed-use property includes parking for ten vehicles and is located in a high-density residential area, less than a mile from Haywards Heath railway station.

The vendor was represented by Hurst Warne.
