Our Residential Property Team works with Freeholders, Shared Ownership Leaseholders and Residents' Assocations. We can assist with extensive estates of flats, through to smaller housing developments with only common grounds
With the aid of computerised systems we can:

  • Provide a point of contact for all parties including residents
  • Liaise with company directors and resident commitees
  • Appoint, instruct and monitor contractors whether for regular works such as cleaning or ad-hoc repairs
  • Provide financial controls including budgets, service charge collection, contractor payments and sinking funds
  • Produce financial reports and assist auditors for their end of year accounts
  • Peridocally inspect the properties
  • Advise stakeholders of their duties and requirements and any updates in legislation and procedures
  • Administer lease procedures including solicitor's enquiries on transfer of ownership, licenced alteration consents and alleged breaches of covenants

Curchod & Co's Commercial Team acts for many Freeholders and Investors whether dealing with a single let, multiple let serviced buildings, or larger estate portfolios.
With the aid of IT systems our services can include:

  • Service charge accounting and reconcilliations
  • Contractor tendering, appointment, instruction, monitoring and payments
  • Co-ordination of ad-hoc or regular repairs and maintenance
  • Property inspections, maintenance scheduling and budgeting

Major Works

Curchod & Co have the resources and expertise to provide the additional professional services peridically required with managed property.

All properties will require periodic decoration. Significant maintenance, repair and refurbishment construction work are sometimes necessary. Our Building Surveyors can help advise and programme these works, specify, tender, and then fully monitor contracts through to completion.

In service charge developments, there will often be a requirement for pre-planning of works. We can assist with the establishment of budgests, updating of finances, timescales and contract progress.


Fire, Asbestos & Disability Risk Management

Legislation has required that commercial property owners have regular risk assessments undertaken on their buildings. This can affect shops, offices and industrial units, as well as common parts of residential flats.

Curchod & Co's Building Surveyors can co-ordinate and carry out these specialist tests and investigations. We can prepare and assist with the subsequent upkeep of the necessary Aasbestos Registers, Fire Risk Assessments and Disability Discrimination Act audits.


Company Secretary

Many Residential Estates are controlled by a property management or resident association limited company. The articles of association may require a company secretary to be appointed. Curchod & Co can perform this role.
