Commercial Property Surveying Services

In addition to our commercial agency services, Curchod & Co can assist with a varied range of aspects related to of commercial property. This is supported by our local current market knowledge and experience

Rent Reviews & Lease Renewals

Most commercial property leases with durations of more than a few years will make provision for periodic rental adjustments. For a tenant this can be disconcerting to suddenly be faced with a large additional outlay, yet a landlord will be seeking to receive a maximum income from their investment.

Curchod & Co's surveyors are familiar with the local market conditions. We can thus act for landlord or tenant to identify the correct rental levels. We can also prepare the necessary submittions to independent adjudicators, where normal negotations between the parties fail to reach agreement.

Valuations

We regularly provide valuations of commercial property for lending, taxation and other asset and investment purposes. Such valuations are carried out in accordance with the RICS Appraisal and Valuation Standards (The Red Book).

Dilapidations

The majority of leases for commercial property require that a property is surrendered back to the landlord, by the tenant, in good order and repair. Obligations and standards placed on a tenant during to maintain a property during the course of a lease can vary widely. Dilapidations is the assessment of the scope of repair works required to be undertaken at the end of a lease, or occasionally an interim service may prove necessary where a landlord is concerned the tenant is in breach of their obligations.

Our Chartered Building Surveyors are experienced with the wide criteria of assessing dilapidations claims to reasonable standards.# We can act for either the landlord or tenant.

Surveys & Condition Schedules

Whether the prospective landlord, tenant, or freeholder of a commercial property, advice is needed as to whether it is sound, or likely to require significant maintenance. Few occupiers will accept the cost and disruption to their business of large repairs, few building owners will desire poor building conditions as this will affect returns on the investment. Those considering an assignment of a lease need to understand whether they could be picking up a big bill for something the previous tenant should have carried out

A Building or Condition Survey, or alternatively a Schedule of Condition which might include a photographic schedule, can assist in determining the viability of an aquisition. In some cases such documentation can be appended to new leases to offset and perhaps limit future repairing liabilities or dilapidations claims.
